Final 74 homes for Shadow Creek

An Indianapolis developer plans to bring another 74 homes to the Shadow Creek Farms subdivision in the final section being developed.

The Columbus Plan Commission unanimously approved a final urban development plan from Beazer Homes on Wednesday. The company intends to begin construction on these homes in the next 45 days, said Paul Claire, vice president of land development with Beazer Homes.

The homes will be constructed over the next two years and will be priced around $250,000, Claire said.

“We continue to see demand for that price point,” he said.

The homes will be built on 14.48 acres west of Creekland Drive and Creek Bank Drive, and south of Parkview Drive. The Shadow Creek Farms development was originally approved in 1999.

The lot sizes in the final section average 6,000 to 8,000 square feet, or 0.14 to 0.18 of an acre, said Melissa Begley, assistant planning director with the city-county planning office.

About 800 homes are located in Shadow Creek Farms, which is south of County Road 200S and east of Interstate 65.

Claire also received approval to provide a payment to the city for $576,654.86 for road improvements to County Road 150 West from County Road 200 South to Deaver Road.

The payment represents the construction cost of all improvements required of Beazer by the commission’s determination in 2015, according to a planning department staff report. The amount also includes the cost of the full-depth reclamation — a method of paving — of County Road 150 West, the report said.
