Cummins Inc. has entered into an agreement to lease around 1 million square feet of space at an industrial park in Whiteland for a logistics facility that is expected to reach full operating capacity next year.

The rented space, located in Building 6 at Mohr Logistics Park, is located off Whiteland Road next to Interstate 65 and includes a 40-foot-tall clear-height, cross-dock warehouse and a distribution facility, according to Mohr Capital, which owns the building.

DHL will be operating at the facility as a logistics provider on behalf of Cummins, said company spokeswoman Lauren Daniel.

Currently, DHL is in the process of hiring workers for the facility, though “the total number of jobs created at the site will be determined once the facility is at full operating capacity in 2025,” Daniel said.

“The proximity of suppliers and the access to major interstate highways, including I-65, I-69, I-70 and I-74, make this location favorable for Cummins to serve its customers,” Daniel said.

Mohr Capital, a privately held real estate investment firm, said the agreement with Cummins is the fifth major lease for the industrial park. Other tenants at the industrial park include Goodyear, NFI, Turn 14 and DHL.

Mohr Capital has described the industrial park, which sits on 475 acres and includes 7 million square feet of industrial buildings, as the largest developed in the Indianapolis area in the last 15 years.

“We’re pleased that Cummins has leased space at Mohr Logistics Park,” Gary Horn, chief development officer at Mohr Capital, said in a press release. “This move highlights the strength, quality and attractiveness of our Park. Cummins joining us brings significant momentum to the strength of the park’s high-quality tenants and thriving logistics presence in the Indianapolis market.”
