Holiday Center changes hands for $4.6 million

A Carmel-based company has bought a retail property in Columbus for $4.6 million, according to public records.

V Ten Ventures LLC bought the 26-unit Holiday Center, located at the corner of 25th Street and Taylor Road, on June 6, the records show.

The 59,117-square-foot property has four buildings and is fully occupied, including tenants such as the Cozy Lounge and Yee Kee restaurant.

Himanshu Garg is listed as the registered agent for V Ten Ventures LLC, according to the Indiana Secretary of State’s Office. The company was formed in April and lists a Carmel address.

The transaction was brokered by Marcus & Millichap, a commercial real estate brokerage firm.

“Holiday Center presented a rare opportunity to acquire a fully leased retail asset with immediate cash flow and long-term upside,” said Forest Bender, managing director investments at Marcus & Millichap, said a statement. “The new ownership plans to enhance income through strategic leasing and explore potential outlot development. Columbus continues to demonstrate strong demand for well-located retail centers, especially properties of this vintage.”

Bender and Joseph DiSalvo, investment specialists in Marcus & Millichap’s Indianapolis office, had the exclusive listing to market the property on behalf of the Indiana-based seller.

The seller was listed as Whiteland-based Holiday Center LLC, according to real estate records. Roger Curry was listed as the company’s registered agent.
