Commission gives favorable recommendation for rezoning in German Township

Officials representing Edinburgh, Columbus and Bartholomew County sent forward a favorable recommendation to rezone property in German Township so an applicant can combine it with an adjacent lot and prepare it for future commercial use.

The Joint District Plan Commission on Wednesday unanimously approved a request by J Enterprises, Inc. to rezone 0.62 acres on the south side of Presidential Way near its intersection with Executive Drive from Industrial: General with commitments (I2c) to Commercial Regional (CR).

The request is still subject to final approval by the Joint District Council, according to planning staff.

The subject property is currently 14.33 acres, and the approval was contingent that the proposed rezoned portion be subdivided off later to prevent having multiple zoning districts on one lot.

The intent, according to a presentation by planning staff, is to combine the .62 acres with a 1.3 acre parcel owned by J Enterprises directly to the west.

The subject property was part of a larger parcel to the east that was rezoned to I2c in 2016 that has since been split in two, according to city documents.

Nick Sprague, representing J Enterprises, told the commission when the rezoning and subdivision process is complete the property “would eventually be put into a different entity and hopefully developed someday.”

He added there aren’t any “concrete plans” for the property as of now, but that there as been “a lot of interest” in the site. Sprague said the rezoning proposal is in part to provide the combined lot more space for parking.
